When putting your home up for sale, it’s important to remember that it is no longer ‘your home’, it is simply ‘a house’. As such, it is just a commodity. And when people buy commodities, they look for value. Gas is a commodity and when you buy gas you usually go to the cheapest station unless you are about to run out of it.

So when buyers come to see the house, they don’t look to see how cleverly or tastefully you have decorated the house. They don’t look to see if you have used imaginative Martha Stewart ideas to make the house feel homey, although good smells, like those from baking bread or cookies, can add to the atmosphere.

They don’t want to see your personal collection of books, since reading the titles with their heads turned 90º might detract from looking at the home. They don’t want to see all your personal pictures or collection of toys for the family pooch. So when putting your house on the market, think about what the pros do, the people who build and sell houses for a living. Toll Brothers is a good example.

Toll Brothers has built several communities in this area and part of their sales process is staging model homes for sale. They employ professional decorators to take an empty box of concrete and drywall and turn it into a home that someone might purchase for a million dollars.

And they don’t use Martha Stewart ideas. They don’t fill shelf after shelf after shelf with James Patterson or John Grisham novels, or paperback books of crossword puzzles. They don’t put any personal pictures up…because there aren’t any. They use the kind of pictures that come in a frame when you buy it, good looking young people. And they certainly don’t keep a collection of Fido’s toys or your wife’s collection of turtles or other animal statue collections on display. Nobody needs to know that you like to collect turtles or owls or anything else for that matter.

So when you are selling, take it from the pros. And if you are not sure what to do, hop in the car and go to the nearest development under construction and tour one of their models. You might find that what the pros think and what you think are two completely different ideas.

Palm Beach, Broward and Dade Counties are all connected by a Tri-Rail passenger system which runs from south Miami to Mangonia Park in the middle of Palm Beach County, but no further north. Now, with mass transit on everyone’s mind, studies are underway to bring this train system further north to Jupiter.

Plenty of governmental authorities have gotten involved: the Treasure Coast Regional Planning Council (TCRPC) presented a summary of studies and analysis, a study conducted by Florida’s Department of Transportation (the South Florida East Coast Corridor (SFECC) Study), and a Transit-Oriented Development (TOD) charrette have all decided on three possible locations for stations. These locations would be Indiantown Road, Toney Penna Drive, and Frederick Small Road or Donald Ross Road.

Although we do not have the mass transit systems of New York, Chicago or Los Angeles, using the existing tracks makes a lot of sense. In these metropolitan areas, subways and the ‘L’ take a lot of pressure off the roadways, and with gas predicted to reach $4 per gallon this spring, more and more people would like to have the option of using mass transit.

In California the trains run all along the coast and through the metropolitan areas and they are packed with travelers enjoying the scenery while listening to music, reading, or working on laptops.

Greyhound Bus Lines used to have an advertising slogan that said, ‘Take the bus and leave the driving to us’. Maybe not the bus, but riding a train is just as good. And fun, too!

The site chosen is the current location of the Burt Reynolds Museum where mementoes of the movie career of Jupiter’s most famous son are housed. No word on where the museum might be forced to relocate. Reynolds is from Jupiter Farms where his overgrown, ex-film studio sits behind a wall. I believe the large parcel was recently given or sold to the Palm Beach County School Board.

Harbourside is only one element of the pending waterfront development of Riverwalk which will connect several parcels of land along the eastern shore of the Intracoastal as it winds its way north from the Jupiter Yacht Club area, under the Indiantown Bridge and around the corner to the south side of Jupiter Inlet.  Of course, there are still obstacles to overcome.  Like uprooting the retirees of Suni Sands mobile home park on the Jupiter Inlet.  They have enjoyed their waterfront location for decades and now have to fend off eminent domain claims as the Town tries to transform the waterfront from the quaint and disparate collection of entities into a tidy, upscale collection of shops, hotels and restaurants.

The southern terminus of Riverwalk is complete and the Town holds concerts and other events in the protected and open air facility under the Indiantown Road Bridge.  You can check the Town of Jupiter website for upcoming events here.
