Condo Beach Erosion

Longshore current or longshore drift is a natural phenomenon that occurs along our beaches and causes the sand and other sediments to travel along the beach. This occurrence, coupled with changes in the size, shape and frequency of waves during the seasons, and big waves from storms at sea, causes the sand along Florida’s coast to be constantly in motion. It is neither coming nor going permanently, it’s just moving around as it has for eons.

But this is not good news if you live right on the beach in Jupiter, Juno or Singer Island.

When a hurricane washes away a beachfront home along the Eastern coast or when a river floods, Federal flood insurance covers this. Private insurers won’t touch the risk so it is laid off on the taxpayers. But beach erosion is another matter. Insurance doesn’t cover this.

Local taxpayers have had to foot the bill for years to truck in or pump in extra sand, year after year, when longshore currents take it somewhere else. The sand has moved either down the beach or offshore.

Singer Island has built stone barriers to protect the beaches from big waves, hoping this will stop the erosion. Jupiter collects the sand as it moves into the Inlet, then once a year pumps it out. When they do, the hole created allows one of our most popular game fish to congregate in it.

Now Jupiter has a problem with their only beachfront condo, Ocean Trail. Erosion. And with government money getting scarcer, residents may pay for the $3 million restoration job themselves.

Ocean Trail is in the 1.2 miles of beach scheduled for the regular once-every-eight-years beach renourishment in November. About 800,000 cubic yards of sand would be pumped in from off the coast to widen the beach as part of the $9 million project.

No matter what the outcome or who pays, you can be sure of one thing; beach sand will continue to move in and out, up and down, and all around as it has for millennia.

Glenn Beck Broke In Jupiter!

Glenn Beck broke in Jupiter!? Hardly. Ironically, the name of his last book is ‘Broke – Restarting the Engine of America’ and he surely knows how to whip things up.

His rally in Washington drew hundreds of thousands. It happened to be staged on the same date as the famous ‘I Have a Dream’ speech by Dr. Martin Luther King, Jr., which caused howls of contempt from the Civil Rights Activists.

Last year, Beck came to Jupiter and caused a near riot at Books A Million where he held a book signing. The store was actually closed to ‘real’ customers unless you were accidentally trapped inside when the doors were closed…by the cops no less. I stopped by, but discouraged by the mob scene and the flashing blue lights of the cop cars, I moseyed off.

Today, I was driving past our local theater when I noticed this up on the marquee, so I stopped and asked what was going on.

Here’s the scoop:  On December 2nd, Beck brings his latest book to life on stage and on silver screens nationwide LIVE from Pittsburgh to movie theaters nationwide. For $20 you can go sit in a theater and listen to Glenn on the silver screen. I think double sawbucks is about twice the current price of a movie ticket.

There’s an old saying, ‘Make hay while the sun shines’, and by golly, Beck, Limbaugh and Sean Hannity have hay flying in all directions. I mean, just look at Beck’s website. It looks like some graffiti & ad-covered wall you might find riding the train out of Manhattan, complete with the Crazy Eddie lookalike ad.

If you need a pitchman, Beck’s your guy! Some local real estate agents even have him pumping out publicity for them. But this works and man does it!  Beck made a reported $32 million in 2009, more than even Rush Limbaugh scraping by at $28 million. Of course, this is not including the $400 million ‘re-up’ Limbaugh just signed.

So, if your calendar is free that Thursday and you are a Beck fan, there are probably still seats to be had. If not, you will probably be able to see a replay (for a fee) or buy a DVD.

Toll Brothers expands footprint in Juno Beach

Toll Brothers, long recognized as a luxury home builder for 40 years, is on the march expanding their footprint in the Jupiter, Juno Beach, Singer Island and Palm Beach Gardens area.
During the real estate boom here in the 2000-2006 period, Toll Brothers bought 2 large parcels of land and developed them into Frenchman’s Reserve in Palm Beach Gardens and Jupiter Country Club in Jupiter. True to their style, Frenchman’s Reserve was built around an Arnold Palmer Signature golf course and Jupiter Country Club around a Greg Norman Signature golf course. In case you don’t know, a Signature golf course means it is developed by the designer’s team, not the designer personally. Jack Nicklaus and all designers do this.
This development plan means each street is its own neighborhood and every house has a golf course view out the rear. You will not have neighbors right behind you. Then, they offer different Collections of homes to choose from on the lot of your choosing.
When a small but very choice piece of land became available on Singer Island, where oceanfront condos are the norm, Toll Brothers snatched up the land and built the boutique building of Ocean’s Edge where the ultra-luxurious units stretch from the Atlantic view to the Intracoastal view.
